The Group acquired land at Kingsbury, North Warwickshire from the National Coal Board by means of a conveyance in 1987. Extensive negotiations were undertaken in 1992 with British Coal, North Warwickshire Borough Council and the Ministry of Defence and others before the site could be cleared, cleaned, and regenerated for future development. Negotiations with British Rail also took place to establish a right of way over a former railway line. A new access was constructed for the benefit of the whole development whilst in the initial regeneration phase the access was used to transport coal reclaimed from the tips on the site. Ove Arup acted for North Warwickshire Borough Council on the design and supervision of the reclamation programme whilst Scott Wilson acted for Waystone Ltd in the design of the development infrastructure and Faulks, Perry, Culley & Rech advised Waystone on landscape and ecological issues.
