One of the most attractive and innovative locations for business to be found
anywhere in the UK is being developed on a 335 acre site adjacent to the
M62 in West Yorkshire.
To prepare the site for the massive redevelopment scheme. Waystone has been
carrying out a breathtaking programme of land reclamation. Over four million
tonnes of earth have been moved as part of a technologically advanced remediation
scheme.
Everything that could be reclaimed has been put to good use to
contour the site and create an interesting and attractive landscape.
Other features of the impressive environment regeneration programme
include cleaning up existing water concourses on the site, and
creating lakes, natural wetlands and heartlands areas for wildlife.
The scheme has been designed and supervised by international consulting
engineers Scott Wilson in association with Carl Bro, consultants
to Yorkshire Forward.
Investors will be provided with a comprehensive land quality statement
supported by collateral warranties for both the design and construction.
The Glasshoughton site is ideally located - situated close to Junction 32 of
the M62, and within easy reach of the motorway's link with nearby M1 and
A1.
In additions the Leeds-Pontefract railway line bisects the development
and the introduction of a rail station will improve access to the
development via public transport linked to local bus services.
The airport at Manchester, Leeds and Sheffield can all be reached
within one hour, as can the east coast ports of Hull, Immingham
and Grimsby.
Glasshoughton offers tremendous potential for businesses wishing
to operate in an area where there are widespread opportunities
to gain new business and recruit additional employees - over 8
million people within a one hour drive of the development!
Over 40% of the regeneration site will be set aside for new manufacturing plants.
Smaller areas will be allocated for local businesses and companies relocating
to this high quality environment. The balance of the development had been
geared for residential, leisure and retail uses. The partners' aim is to
accommodate a mix of premises for small offices through to workshops and
larger manufacturing units.
Businesses moving onto the site will be able to offer their employees
easy access to an unparalleled range of facilities. For example,
the spectacular leisure mountain with its indoor ski and toboggan
centre
also houses
a bowling alley, cinemas, virtual reality
entertainment, a health club and a crèche.
There is also be a new-style shopping village of factory outlets,
an hotel, restaurant, housing, extensive landscaping and areas
set aside as wildlife habitats.
The site layout shown on the master plan is indicative only and can be adjusted
to cater for varying requirements. Plots for B1, B2 and B8 usage will be
available on a building agreement or Design and Build basis.
Expression of interest are invited for the remaining plots on Blue Ridge Park and Summit Park.
